Pet and Animal Policy

At Hometown Realty, we know that pets are an important part of our tenants’ lives. We understand that finding a pet-friendly rental property can be challenging, which is why we strive to make the process as simple as possible. We have a clear and straightforward pet policy that outlines the guidelines and expectations for pet ownership in our properties, including any breed restrictions. Our goal is to ensure that our tenants and their furry friends feel comfortable and at home in their new living space. We offer a variety of pet-friendly rental options and work with our tenants to make the move-in process easy and stress-free.

Pet Fees

Pet Deposit $300 per Pet
Monthly Pet Fee $25 per month per Pet

Pet Policy

To ensure the safety and comfort of all tenants, we have established the following pet policy:

  • We allow pets such as dogs, cats, and small animals, with some breed restrictions due to insurance and safety concerns. Specifically, Pit Bull Terriers, Doberman Pinscher, Great Dane, German Shepherd’s, Boxer, Siberian Husky, and Dalmatians are not permitted.
  • We do not allow parakeets, ferrets, and snakes as pets.
  • Puppies and kittens under 1 year of age are allowed, but an additional $300 surcharge will be applied to cover any potential damages caused by the young animal.
  • Pets or animals weighing over 75 pounds are not permitted due to safety concerns and potential damage to property.

Unauthorized Pets

At Hometown Realty, we’re pet lovers and we always strive to accommodate our clients’ furry friends. However, some dog breeds are classified as “aggressive” by the insurance industry, and their presence in a property can have an impact on the homeowner’s insurance policy. For the safety of our staff and to comply with insurance regulations, we are unable to allow the following breeds of dogs in our rental properties:

  • Akita
  • Boxer
  • Dalmation
  • Doberman Pinscher
  • German Shepherd
  • Pit Bull
  • Chow
  • Rottweiler
  • Siberian Husky
  • Alaskan Malamute
  • American Bull Terrier
  • American Staffordshire Terrier
  • English Bull Terrier
  • Korean Jindo
  • Presa Canario
  • Cane Corso
  • Great Dane
  • Staffordshire Bull Terrier
  • Hybrid and Purebred Wolves
  • Coyotes and Wild Dogs
  • Any mixture of the above breeds
  • We also do not permit any livestock, farm animals, or animals that are considered dangerous or exotic

Compliance

We understand that pets are important members of your family. As such, compliance with our pet policy is essential. It’s important to communicate with us and be transparent about any changes to your pet’s status. Please note that replacing a pet without notifying us is not allowed, and any unauthorized pets are a breach of the lease.

B.  A person with a disability may submit a request for a reasonable accommodation to maintain an assistance animal in a dwelling pursuant to the Fair Housing Act, as amended, 42 U.S.C. S 3601 et seq., the Americans with Disabilities Act of 1990, 42 U.S.C., S12101 et seq., and S 504 of the Rehabilitation Act of 1973, as amended, 19 U.S.C., S701 or any other federal, state, or local law.  Unless the person making the request has a disability or disability-related need for an assistance animal that is readily apparent, the landlord may request reliable supporting documentation that:
(1) is necessary to verify that the person meets the definition of disability pursuant to the Fair Housing Act.
(2) Describes the needed accommodation
(3) Shows the relationship between the person’s disability and the need for the requested accommodation.
The landlord may independently verify the authenticity of any supporting documentation.  Supporting documentation acquired through purchase or exchange of funds for goods and services shall be fraudulent supporting documentation.
C.  A landlord shall not be liable for injuries by a person’s assistance animal permitted on the landlord’s property as a reasonable accommodation to assist the person with a disability pursuant to the requirements of Subsection B of this section.
D.  If a person obtains a reasonable housing accommodation under this section by knowingly making a false claim of having a disability requiring the use of an assistance animal or by knowingly providing fraudulent supporting documentation in connection with the claim, the landlord may remedy the person’s non-compliance by the procedures authorized pursuant to the Oklahoma Residential Landlord and Tenant act in S132 of Title 41 of the Oklahoma Statutes.  Additionally, a prevailing landlord in an eviction action under this section may receive an award of court costs and fees, plus damages not to exceed One Thousand Dollars ($1,000.00) from the tenant.
